Task Force - Interim Management

We provide cost-effective short-term resort management when you are between managers or your resort manager is on leave. While on-site in this temporary role we can also provide observations and recommendations for improving operations and costs.

Financial and Cash Flow Analysis

We develop sound finanical and cash flow projections based on various assumptions about owner retention, maintenace fees, rental income, and operating and capital expenses. Sensitivity analysis allows the board and management to view different scenarios and their impact.

Fresh Eyes Review

The owner and guest experience can be greatly improved by paying attention to small things that are easily overlooked. Our review of your property with the Fresh Eyes of an award-winning third-party identifies commonly unnoticed items, that when addressed can raise the overall look and feel of your resort.

Approach: We do a 1-2 day on-site walk-through of the front of house and common areas of the resort and document improvement and corrective opportunities.  We also review back of house and guest suites. Examples are interior and exterior common area cleanliness, lighting, signage, front desk, and furnishings. We typically find cost savings opportunities to offset our fees. We also assess adherence to brand standards where applicsble.

Deliverable: After the end of the Fresh Eyes visit we provide an observations and recommendations report for the board and/or management.  

Operations Diagnostic and Roadmap

How to offset uncontrollable expenses like property and casualty insurance? By managing controllable costs and improving efficiency in your resort operations.

Our Operations Diagnostic drills into opportunities for reducing and managing controllable costs and operations improvement, and gives you an Implementation Roadmap The diagnostic can be focused on specific issues or departments, or it can be broad, depending on the needs of the board and the resort.

Approach: We begin each assignment with a request for financial and other relevant information followed by a 3-4 day on-site assessment of the resort. 

Deliverables: After our site review we prepare an Implementation Roadmap with three elements:

  • Actions that can be taken right away with little effort. Often, management just needs the right orientation and a stepping stool to pick the proverbial low-hanging fruit.
  • Issue areas that require additional digging and analysis to unearth meaningful cost savings. recommendations, and impact.
  • Implementation Plan for management to make desired changes and capture cost savings.  We expect the cost savings identified to be a multiple of our fees.

Operations Benchmarking & Dashboard

How well is your resort performing compared to industry benchmarks?  How do you make improvements? Our Operations Benchmarking & Dashboard review analyzes key operating and guest satisfaction metrics for your resort and compares them to industry standards and best practices.  

Approach: During a 2-3 day on-site visit we review operations in each department, financial statements, and guest feedback and identify the improvement levers and metrics for your resort. This analysis highlights areas for potential improvement in costs, efficiency, and guest satisfaction. 

Deliverables: Based on the Operations Benchmarking analysis, we develop a benchmarking report, an improvement plan, and a metrics Dashboard for management and the board.
